How RV LP Gas Systems Work

Most RVs carry one or two 20-lb or 30-lb propane cylinders mounted at the front of the trailer or in a dedicated compartment on motorhomes. The propane is stored as a liquid and feeds through a two-stage regulator that reduces tank pressure (typically 200 PSI) down to the 11 inches water column pressure that RV appliances require.

The regulator is the most critical component. A failed regulator that doesn't reduce pressure correctly can damage appliances or produce intermittent operation. Regulators have a 5-10 year service life — if yours is older than that, replacement is preventative maintenance, not a maybe.

Auto-changeover regulators: If you have two tanks, an auto-changeover regulator switches automatically from the empty tank to the full one without interruption. You'll see the indicator window turn red when the primary tank is exhausted. Many RV owners aren't aware that when the indicator is red, the regulator is drawing from the second tank — you need to refill and reset at the next opportunity.

LP pressure testing: We use a calibrated manometer to test LP pressure at the regulator outlet. Correct operating pressure for most RV appliances is 11 inches water column (approximately 0.40 PSI). Lower pressure means a partially blocked regulator or a nearly empty tank; higher pressure means the regulator is not reducing correctly and may be passing full tank pressure to the appliances.

Signs Your LP System Needs Service

• All LP appliances fail simultaneously — the most likely cause is an empty or very low tank, a closed main valve, or a failed regulator. Check tank level first. If the tank has gas, check the OPD valve on the tank itself — this valve can trip if the tank is overfilled.
• One appliance fails but others work — the issue is isolated to that appliance: clogged orifice, failed thermocouple, bad igniter, or a closed supply valve specific to that appliance.
• Yellow or orange flame on stove burners instead of blue — incomplete combustion from a dirty orifice, incorrect air-to-fuel mixture, or low LP pressure. Blue flame is correct; yellow/orange indicates a problem.
• Smell of propane (rotten egg smell) without running an appliance — check all valve positions first. If everything is off and you still smell LP, do not light anything. Turn off the main tank valve and call us for a pressure test and leak check.

• Dirt daubers: These mud-nesting wasps plug RV LP orifices with alarming frequency in Florida. We see it on furnace burners, water heater burners, stove burners, and generator carburetors. The solution: install insect screens on any opening that leads to a burner when the appliance won't be used for more than a few days. Many RV stores carry them; they press into the vent opening.
• Tank corrosion: Propane cylinders are steel and corrode in Florida's humid environment. Inspect your tanks annually for rust, especially at the foot rings and collar. A tank with rust penetrating beyond the surface finish should be taken to a propane dealer for inspection — they can condemn a tank that's unsafe and recertify one that passes.
