How Water Damage Progresses in an RV

RV walls and floors are sandwich constructions: a fiberglass or aluminum exterior skin, a wood or foam core, and an interior wall panel or floor covering. When water infiltrates the exterior — through a failed seam, a cracked vent cap, or a damaged roof membrane — it saturates the wood core and begins the degradation sequence.

In Florida's climate, that sequence moves fast. A small penetration in July means standing moisture in a wall cavity during 80%+ relative humidity. By September, the wet wood has begun to mold. By the following spring, the wood has softened enough that the fiberglass skin starts to separate — this is delamination, visible as bubbling, rippling, or a hollow sound when you tap the sidewall.

Delamination is the point of no return for most affected panels. The adhesive bond between the fiberglass and the substrate cannot be reactivated once water has broken it down. The repair requires removing the exterior skin, replacing the wood or foam core, and re-bonding or replacing the skin. It's significant work, but it's manageable if caught before the structural framing is also compromised.

Subfloor damage follows the same progression. A gray or black tank fitting that weeps, a toilet flange seal that fails, or water tracked in from outside can all saturate the floor substrate. Soft spots when you walk are the warning sign. Left long enough, the subfloor deteriorates to the point where structural support members are affected — and that's when repairs start reaching the cost of the RV's resale value.

How to Spot Water Damage Before It Gets Worse

• Brown or yellow ceiling stains — water marks from above. Even old, dry stains indicate that a path existed or still exists. Probe the area with your thumb — soft or spongy drywall or luan means active or recent saturation.
• Soft spots in the floor — a floor that flexes, creaks, or feels "punchy" underfoot. Get down and look under the slide or the dinette if that's where it is. Check the toilet base seal annually — this is one of the most common subfloor damage sources.
• Bubbling or rippling exterior sidewall panels — tap the panel. A solid thud means the core is intact. A hollow sound in an area that should sound solid means the core has separated from the skin — delamination.
• Visible mold or musty odor — mold requires moisture, so visible mold means active or recent water intrusion. The mold you see is rarely all of it — it extends through the wall cavity.
• Gaps or separation at wall-to-floor junctions — the baseboard or wall transition pulling away from the floor often means the subfloor is swelling or compressing from water absorption.

How We Assess and Restore Water-Damaged RVs

Every water damage call starts with a full written assessment with photos before we start any work. We use a moisture meter to map the extent of saturation — often the wet area is much larger than what's visible. You get a written report with exact moisture readings at each test point and a scope of work with options (patch vs. full panel, for example) and pricing before we proceed.

For delamination repair, the approach depends on extent. Minor delamination (less than 2 square feet) can sometimes be re-bonded with injection adhesive. More extensive delamination requires cutting out the exterior skin section, replacing the core material (we use marine-grade plywood or rigid foam depending on the original construction), and re-skinning. On fiberglass RVs, the exterior finish requires blending — we'll be honest with you about what's achievable cosmetically.

For mold remediation, we use EPA-registered antimicrobial treatment on all affected surfaces, remove any porous materials (insulation, luan) that have active mold growth, and treat the framing before closing the wall back up. We don't cover mold — we eliminate it.

For subfloor replacement, we remove the affected section back to solid material, replace with 3/4" ACX or marine-grade plywood, and reinstall the flooring. On areas under slides or near the entry door, we add a vapor barrier layer to reduce future moisture infiltration.

Water Damage Risks Specific to Florida

Florida's combination of heavy rain and high humidity creates specific water damage patterns we see regularly:

• Hurricane and tropical storm damage: Wind-driven rain at 50+ MPH can force water through any compromised seam. After any named storm, inspect your RV's roof seams and exterior caulk lines before the next rain event. Damage that would take months to develop in dry conditions can saturate a wall panel in a single storm.
• Condensation on cold AC coils: Aggressive AC use in high humidity can cause condensate drainage problems — either a clogged drain line or an improperly sloped drain pan — that drips on the ceiling or into a wall cavity. This is a slow, insidious source of damage that's easy to overlook until there's a stain.
• Seasonal storage moisture: RVs stored under cover (but not climate-controlled) in summer accumulate significant condensation. Leaving a dehumidifier or desiccant running during storage prevents the humidity cycle that initiates wood decay.
